For Ghanaians and friends of Ghana living abroad
Build in Ghana. See every cedi. See every block.
SunField Properties builds your home or project for you, from land checks to keys. Our app shows you a receipt for every expense and dated, GPS-stamped photos and videos of every stage, so you always know where your money went.
The problem we solve
Building from abroad shouldn't be a gamble
Too many people abroad have sent money home for a house that was never built, built on land that wasn't clean, or built to a lower standard than they paid for. SunField is set up so that cannot happen quietly.
Bad land
We check the land at the Lands Commission and on site before a single block is laid, and the title stays in your name.
Missing money
Your money sits in a project account, is spent stage by stage, and every cedi has a receipt and photos you can see.
Poor or unreported work
Dated, GPS-stamped photos and videos, live video calls, and an independent inspector at the key stages.
How it works
Four simple steps

Pricing
One service charge per stage. Everything else at cost.
SunField earns a single service charge on each stage of your build. Every other cost (materials, labour, professionals, permits) is paid at cost, with the receipt or invoice in your app. We never add a margin inside anything you buy.
Up to GH₵ 1 million
12%of each stage's agreed budget
GH₵ 1 – 3 million
10%of each stage's agreed budget
Over GH₵ 3 million
8%of each stage's agreed budget
The rate is set by your total build budget and fixed in your contract. The consultation is free.
How the service charge works
Fair by design
- Based on the agreed budget, not spending. We earn nothing extra if costs rise, so our interest is the same as yours: on budget.
- Taken only when you sign off a stage. We're paid for finished, proven work, never in advance.
- Extras you approve add the same rate on the extra amount only.
- Shown as its own line in your app and ledger, never mixed with supplier costs.
What the service charge covers
- Your project manager and site engineer
- Buying materials at trade price and managing workers
- Finance, payments, receipts and bank reconciliation
- Daily diary, weekly photos and videos, live calls, Friday reports
- Site security and materials control
- The SunField app for you and your family
Everything else, at cost and on record
These are part of your stage budgets and paid directly to the supplier or professional. You see every invoice or receipt in the app.
| Cost | Paid to | How you see it |
|---|---|---|
| Materials and labour | Approved suppliers and verified workers | Receipt, delivery photo and in-use photo for every line |
| Land checks | Lands Commission and licensed surveyor | Official receipts and the written land report |
| Drawings and costing | Registered architect, structural engineer, quantity surveyor | Their invoices and the drawings themselves |
| Permit and government fees | District Assembly and other authorities | Official receipts and the permit |
| Independent inspector | The inspector, directly | Their invoice and unedited reports |
| Utility connections | ECG and Ghana Water | Official receipts |
Worked example
A 3-bedroom bungalow with a GH₵ 600,000 budget
Builds up to GH₵ 1 million have a 12% rate. Each stage's charge is taken only when you sign that stage off. Your own budget will depend on design, size, location and finishes.
